Pressure washing vs. soft washing
This is the difference that matters, and it's where most damage happens. High pressure is right for concrete: a driveway can take 3,000+ PSI through a surface cleaner and come out even. Siding, painted wood, screens and shingles cannot. Force water behind vinyl siding and you get trapped moisture; hit an older deck at driveway pressure and you raise the grain and leave wand marks that never come out.
Soft washing uses low pressure and a cleaning solution that kills the algae and mildew at the root instead of stripping the top layer off. It's slower, it costs about the same, and it's the reason the green comes back in six months instead of six weeks. We decide surface by surface when we walk the property, and we'll tell you which one we're using and why before we start.

Common questions
How much does pressure washing cost?
It depends on square footage, how dirty the surface is and how much detail work it needs. The calculator above gives you a ballpark; the real number comes after we see it. Quotes are free, there are no hidden fees, and the number we give you is the number you pay unless you add work.
How often should I have my house washed?
In Georgia's humidity, most houses want a soft wash every one to two years, and driveways once a year. North-facing and tree-shaded walls grow algae faster and may need it annually. If you can see green or black on the siding, it's due.
Will it damage my siding or paint?
Not if the method is right. We soft wash siding, painted surfaces and wood at low pressure. Damage from pressure washing almost always comes from using driveway pressure on a surface that can't take it — which is exactly what we don't do.
Do you need to use my water and power?
Usually yes — an outside spigot and a standard outlet. It's a negligible amount on your bill. If your spigot is weak or you'd rather we didn't, tell us when you book and we'll plan around it.
Do I need to be home?
No, as long as we can reach the spigot and any gates are unlocked. Plenty of customers are at work while we're there. We'll send photos when we finish.
What about my plants?
Beds get soaked before and rinsed after, which dilutes anything that reaches them. Tell us about anything delicate or newly planted and we'll cover it.
Will the stains come out completely?
Most do. Organic growth — green algae, black mildew, the grey film on concrete — comes off fully. Rust, oil that has sat for years, and etched-in tire marks often lighten a lot but don't always disappear. We'll tell you which one you're looking at before we start rather than after.
